Description

-The lease will be conditional on a positive credit and
solvency check acceptable to the landlord, as well as proof
of income and references.
-Tenant must provide proof of civil liability insurance
($2M) for the duration of the lease and must be provided
prior to the signature of lease.

During the Lease:
-The tenant must pay the rent by electronic transfer no
later than the 1st of the month.
-No pets allowed.
-Non-smoking condos (cigars, cigarettes, marijuana,
cannabis, etc.)
-Short-term subletting of the condo (such as AirBNB) is
prohibited by the owner and the building.
-Any changes made to the property must be approved by the
owner (including painting, shelving units, permanent
installations, etc).
-The tenant must abide by the condominium rules.
-All moving expenses are the responsibility of the tenant.
-Any penalties resulting from the tenant's behavior are the
responsibility of the tenant.

End of lease:
-The tenant will also be responsible for the payment of
costs due to the loss of keys or key fobs.
-At the end of the rental term, the unit must be returned
in the same condition as at the time of the rental, which
includes all the inclusions of the unit, as well as the
condition of the floor. Except for normal wear.
-If the lease is not renewed at the end of the term, the
tenant MUST honour ALL visit requests from all potential
new tenants, for which 24 hours' notice will be given. The
same goes for visits from potential buyers if the condo is
put up for sale during the term of the leased.
