Description

The property is being sold strictly for its land value. Access to the interior of the existing structure shall not be granted under any circumstances, as the building is in a state of advanced disrepair & deemed uninhabitable. Furthermore, the obligation to undertake and complete the demolition of the existing structure shall rest solely and entirely with the purchaser.

The purchaser shall bear full responsibility for
undertaking all requisite due diligence and verifications
with the municipal authorities of the City of St-Lazare,
including but not limited to matters relating to zoning,
water supply(well), septic system, electrical
infrastructure(Hydro), and any other attributes or
constraints associated with the immovable, to ascertain the
viability of any proposed use or development.
