TERMS AND CONDITIONS TO BE AN INTEGRAL PART OF THE PROMISE
TO LEASE:
The LESSEE shall submit to a mandatory solvency and credit
verification at their own expense, to the satisfaction of
the LESSOR, within the validity period of the Promise to
Lease;
Proof of employment and/or income must be provided by the
LESSEE within the validity period of the Promise to Lease;
The LESSEE shall maintain a civil liability insurance
policy with a minimum coverage of two million dollars
($2,000,000) for the entire duration of the lease, and
provide proof thereof prior to occupancy;
The LESSEE shall open the Hydro-Québec (electricity)
account under their name prior to taking possession of the
premises and provide proof of account activation before
occupancy;
Subletting and short-term rentals, including but not
limited to Airbnb, are strictly prohibited; the assignment
of lease shall be subject to the prior written
authorization of the LESSOR;
The consumption, cultivation, or possession of cannabis in
both private and common areas is strictly prohibited;
The premises are non-smoking, including cigarettes, vaping
devices, and any similar products;
No pets of any kinds allowed.
The LESSEE shall return the premises to the LESSOR at the
end of the lease in the same condition of cleanliness and
repair as at the commencement of the lease, reasonable wear
and tear excepted;
The LESSEE agrees to respect the peaceable enjoyment of the
premises and avoid causing nuisance or disturbance to
neighbors;
The LESSEE may only access and use the backyard or any
exterior grounds belonging to the property with the
consent of the LESSOR.
The installation of window-mounted air conditioning units
is not permitted. Only portable air conditioning units are
allowed with the consent of the LESSOR.
The balcony and stairs leading to the backyard need repairs
and are currently not usable.
During renovations, due to the dimensions of the windows,
there is slight exposure of the walls around some windows
and the entrance. The landlord will take care of the
necessary repairs.
Should the LESSEE elect not to renew the lease, the LESSEE
agrees to allow reasonable visits for prospective new
tenants, with a minimum of twenty-four (24) hours' prior
notice, in accordance with Article 1930 of the Civil Code
of Quebec.
